Ripple Partners With Cryptescrow to Bring Crypto Payments to High-Value Real Estate Closings
Homebuyers holding cryptocurrency may find it easier to finance property purchases under a new partnership designed to bridge digital assets and conventional real estate closings. Cryptescrow, a real estate settlement provider, announced a strategic partnership with Ripple on Oct. 22, drawing on the blockchain financial technology company's experience serving businesses and institutions.
Under the model described in the announcement, Cryptescrow converts cryptocurrency into U.S. dollars for property purchases, while sellers, developers, title companies, and other closing participants continue handling conventional funds. The is intended to support large transactions while maintaining compliance, transparency, and security throughout the closing process.
The arrangement focuses on buyers with substantial cryptocurrency holdings that can be exchanged or used for payments.
Cryptescrow founder and CEO John Ioannou Jr., a real estate attorney, said:
"Ripple has spent years working on the connection between blockchain technology and traditional financial systems. Real estate is a natural next step for that infrastructure, particularly as more buyers want to use digital assets without forcing everyone else involved in the closing to change how they operate."
Conversion Model Already Tested in a $4.2 Million Deal
An earlier transaction illustrates the conversion model in practice. A First American Title policy-issuing agent — a title agency authorized to issue policies under the insurer's name — closed a $4.2 million residential purchase in which the buyer used Cryptescrow's conversion process, the company reported on Aug. 10. That closing predates the Ripple partnership, meaning the conversion model had a completed precedent before the collaboration was announced. The service is offered as an optional product to such agents, who independently evaluate its suitability for eligible transactions.
In September, Cryptescrow also announced a partnership with crypto exchange Kraken to access trading infrastructure for luxury and commercial property purchases. That arrangement uses Kraken's professional trading desk to support large conversions. Together, the Kraken and Ripple partnerships give Cryptescrow two announced institutional relationships aimed at supporting high-value transactions.
Ripple's Broader Real Estate and Payments Efforts
The Cryptescrow partnership sits within a broader set of Ripple initiatives connecting digital assets with conventional financial infrastructure, spanning tokenized property records, cross-border settlement, and institutional custody.
Ripple's involvement in real estate predates the Cryptescrow partnership through its work with tokenization infrastructure provider Ctrl Alt in Dubai. In July 2025, the two companies partnered to support custody of tokenized property title deeds issued on the XRP Ledger for the Dubai Land Department's project.
By February, the Dubai initiative had progressed to controlled secondary trading of tokenized properties, allowing eligible interests to be resold. That project concerns digital property ownership records and trading, whereas the Cryptescrow collaboration addresses funding conventional purchases with cryptocurrency.
Beyond real estate, Ripple's settlement work with Bitso targets dollar-peso liquidity using stablecoins. The initiative focuses on institutional payments across the U.S.-Mexico corridor, extending the company's efforts to connect digital assets with conventional currencies.
In a separate development, Standard Chartered opened custody for Ripple USD (RLUSD) on the XRP Ledger on Oct. 12. Eligible institutions can safeguard the dollar-backed token through the bank's digital asset custody service. As the Cryptescrow partnership takes effect, additional transactions disclosed through its conversion process would provide further examples of how the model handles high-value closings beyond the $4.2 million precedent.
