Canadian mortgage lender Pineapple Financial has migrated more than $1 billion worth of residential mortgage records to the Injective blockchain, making the network the largest blockchain for tokenized real estate by the value recorded in this project, according to CryptoBriefing.
Pineapple Financial, which is listed on the NYSE American under the ticker PAPL, has increased the number of mortgage records held on-chain to 2,079 from 1,259 when the project launched in December 2025. The record count has therefore risen 65% over roughly nine months. The value of the PAPL0 asset on Injective has reached approximately $1.1 billion.
What is recorded on-chain
The records do not represent tokenized securities or fractional ownership stakes in individual properties. Instead, each one is a detailed digital representation of an original mortgage loan file containing more than 500 data points intended for verification and risk analysis.
The existing legal and servicing frameworks for the mortgages remain intact, and the migration does not create new securities.
Pineapple’s role in tokenized real estate
Pineapple’s contribution is the single largest entry in the tokenized real estate category on Injective. Across all blockchains, tokenized real estate—including mortgage portfolios such as Pineapple’s—is valued at roughly $1.34 billion. Pineapple’s portfolio therefore represents the vast majority of the category’s total value.
The broader tokenized real-world asset market has grown to approximately $38.8 billion. Real estate remains a relatively small segment of that market, behind tokenized treasuries and credit products.
Pineapple has disclosed plans to eventually migrate its entire historical portfolio to the blockchain. The portfolio includes more than 29,000 funded mortgages valued at upwards of $10 billion. The company also holds approximately $100 million in INJ, the native token of the Injective platform, as part of its treasury.
Injective’s institutional expansion
In August 2026, Injective secured registration with the SEC as a transfer agent. The registration allows Injective to maintain records of security ownership, process transfers, and manage related administrative functions under SEC oversight.
The market capitalization of the PAPL0 asset has increased by roughly 48% over the past nine months. At the same time, Injective’s real-world asset activity remains heavily concentrated in a single issuer. Any delay in Pineapple’s migration or deterioration in the underlying mortgage portfolio could affect the network’s real-world asset activity.
