Philippines Trails Regional Peers in 2026 Global Real Estate Transparency Index

The Philippines placed 47th out of 88 markets in the 2026 Global Real Estate Transparency Index (GRETI), produced by Jones Lang LaSalle (JLL) and LaSalle Investment Management, lagging several Southeast Asian economies and landing in the lower half of the 88-market table.

Within the region, Singapore ranked 13th, Thailand 34th, Malaysia 36th, and Indonesia 41st. The Philippines scored 2.94 out of 5 and was classified as "semi-transparent," a tier it shared with Indonesia and Vietnam, which placed 50th. Singapore, Thailand, and Malaysia were assigned to higher transparency tiers.

The biennial index evaluates real estate market transparency across six areas: performance measurement, market fundamentals, governance of listed vehicles, regulatory and legal frameworks, transaction processes, and sustainability. Lower scores indicate greater transparency. Benchmarks of this kind serve as a reference point for comparing how readily property market data, regulation, and transaction processes can be accessed and assessed across borders.

Because the index is published every two years, the 2028 edition will provide the next reading on how the Philippines and its regional peers score across those six areas.
