Pag-IBIG Fund, the state-run Home Development Mutual Fund and the Philippines' primary government housing finance institution, achieved a record first-half net income of P41.35 billion in 2026, representing a 24% increase compared to the same period in 2025. The growth was driven by sustained earnings from its housing and short-term loan portfolios, higher investment income, and disciplined cost management.

The strong performance came even as the agency reduced its housing loan rates and raised the maximum housing loan amount to P10 million. Pag-IBIG Fund said the results underscore its sustained financial strength and its ability to make home financing more affordable under President Ferdinand R. Marcos, Jr.'s Expanded Pambansang Pabahay para sa Pilipino (Expanded 4PH) Program, which targets the country's substantial housing backlog.

Department of Human Settlements and Urban Development Secretary Jose Ramon P. Aliling, who also chairs the Pag-IBIG Fund Board of Trustees, stated that the agency's robust financial standing positions it to advance the government's housing objectives while prudently managing and growing the savings of Filipino workers.

"President Ferdinand R. Marcos, Jr. has directed us to make homeownership more affordable and accessible to more Filipino families through Expanded 4PH. As the program gains momentum, with more housing projects taking shape and more families gaining opportunities to own homes, Pag-IBIG Fund plays a crucial role by providing affordable financing that sustains this progress. Our financial strength enables us to open more doors to homeownership and help Filipino workers fulfill their dream of having a home of their own, while prudently managing and growing the savings entrusted to us," Mr. Aliling said.

Pag-IBIG Fund ended the first half with total assets reaching P1.32 trillion as of June 30, 2026 — an increase of more than 6%, or P81.95 billion, from the P1.23 trillion recorded at the end of 2025.

Chief Executive Officer Marilene C. Acosta reported that gross income climbed 19%, or P8.58 billion, to P52.98 billion from P44.39 billion a year earlier. Investment income, derived primarily from bonds, preferred shares, and time deposits, surged 47%, or P2.18 billion, to P6.85 billion, and accounted for nearly 13% of gross income.

Ms. Acosta emphasized that the stronger earnings ultimately benefit Pag-IBIG members, as a substantial portion of the agency's annual net income is returned to them through dividends credited to their savings accounts. Pag-IBIG Fund has historically declared annual dividend rates that are competitive relative to comparable savings instruments, meaning members earn returns on both their mandatory contributions and voluntary savings.
