LUXURY residential developer Keen & Worth Property Developers, Inc. said its flagship Ongpin Tower in Binondo, Manila, is 85% sold and remains on track for turnover in the second quarter of 2027.

The 52-story residential tower, which has 226 low-density units, is being positioned as a “modern heirloom” for multigenerational Filipino-Chinese families seeking larger residential spaces, the company said in a statement on Wednesday.

Binondo, established in 1594 and considered among the world’s oldest Chinatowns, has long been a commercial and cultural hub for the Filipino-Chinese community, giving the heritage-angle positioning particular resonance for buyers with deep roots in the district.

The project’s take-up rate rose from 80% in July. Keen & Worth said demand was supported by its focus on what it calls “human-centric engineering” and the preservation of local heritage.

The company also launched a four-part documentary series highlighting the design, engineering, and craftsmanship behind Ongpin Tower.

“Every decision, from architecture and design to construction and landscaping, has been guided by our deep admiration for Binondo and our commitment to building something that truly belongs here,” Keen & Worth Chief Operating Officer Kimberly Klaire K. Wong said.

Ms. Wong said the development is intended to become a landmark that respects the heritage of Binondo while redefining luxury for future generations.

MOT Architectural Design handled the tower’s four-elevation design, while Ironcon Builders managed the construction of its 73-meter-deep foundation. M Concept was responsible for the interior design, while CUBE System handled the landscaping.

Located on a three-corner lot bounded by Ongpin, Gonzalo Puyat, and F. Torres streets, Ongpin Tower offers two- and three-bedroom units and penthouses ranging from 99.66 square meters (sq.m.) to 480.52 sq.m.
