Federal Land, Inc. expects to meet or even surpass its sales and revenue targets for 2026, with project timelines and expansion plans remaining on schedule, according to company President Jose Mari H. Banzon.

"Federal Land is on track to meet, if not exceed, its sales and revenue targets for the year," Mr. Banzon told BusinessWorld in a Viber message on Thursday.

He noted that the company's projects have not been affected by severe flooding, pointing to flood assessments that are carried out before development decisions are made. Flooding has been a recurring concern for property developers in Metro Manila and nearby provinces, where heavy monsoon rains and typhoons periodically disrupt construction schedules and buyer demand.

"Federal Land is within its sales and revenue targets despite the inclement weather. Our projects have not been affected by the severe flooding because we always conduct flood studies in the area before we decide to build," he said.

Mr. Banzon added that Federal Land has made no changes to its planned launches, expansions, or construction projects for the remainder of the year.

In the first half of 2026, Federal Land completed 866 residential units and turned over 723 units, compared with 2,268 units completed and 1,146 units turned over in 2025.

The company also reported higher foot traffic at MITSUKOSHI BGC within its retail portfolio during the period.

Meanwhile, Federal Land NRE Global, Inc. (FNG) has begun turning over lots at Yume at Riverpark, a Japanese-inspired development in General Trias, Cavite.

Construction is ongoing for the first phase of Riverpark North Commercial Lots, which has sold out, while the second phase is scheduled for launch later this year, Federal Land said. FNG is Federal Land's joint venture with Nomura Real Estate Development Co., Ltd.

Asked about projects and expansions planned for the second half of the year, Mr. Banzon said the company is prioritizing developments that generate recurring income.

"Our expansion is focused on projects that generate recurring income such as retail facilities and sports and events venues. These projects are on schedule," he said. The emphasis on recurring income tracks a broader shift among Philippine property developers toward malls, offices, and other commercial assets that provide steadier rental streams alongside lumpy residential sales.

Federal Land has residential developments across Metro Manila and operates commercial and hotel projects in Makati, Taguig, and Pasay. It is a unit of GT Capital Holdings, Inc., a diversified group with interests in automotive, banking, and real estate. — Alexandria Grace C. Magno
