The Social Security System (SSS), the Philippine state pension fund, has increased its ownership in Century Properties Group Inc. (CPG) to approximately 9.9%, up from a previous 6.4%, after acquiring 406.47 million additional common shares through a block sale on the Philippine Stock Exchange.
According to a regulatory filing submitted by CPG on Wednesday, the SSS purchased the shares from the company's majority shareholder at P0.665 per share, bringing the total transaction value to P270.3 million.
This latest acquisition follows an earlier purchase by the SSS of 740.74 million CPG shares in July 2025, the company noted in a separate statement. Combined, the two transactions represent a substantial build-up by the state pension fund — which manages retirement contributions from millions of Filipino workers — in a single mid-cap property developer, an unusual concentration for an institution that typically diversifies across the Philippine equities market.
CPG President and Chief Executive Officer Marco Antonio said the additional investment reflects investor confidence in the company's strategic direction.
"This additional investment recognizes the strength of our fundamentals, our long-term strategy, and our commitment to deliver sustainable value to shareholders," Mr. Antonio said.
He emphasized that the company will maintain its focus on the end-user housing market while continuing steady dividend distributions and keeping debt at moderate levels.
"We will continue to focus on catering to the end-user market, thereby allowing us to pay a steady and healthy stream of dividends to our shareholders, while keeping our debt profile at moderate levels," he added.
The emphasis on end-user housing positions CPG within one of the Philippine real estate sector's most consistently demanded segments. The country faces a persistent housing backlog estimated by government agencies at several million units, a gap driven by population growth, urbanization, and limited affordable supply — structural factors that have kept residential demand resilient even through broader economic cycles.
CPG Chief Financial Officer and Head of Investor Relations Rodel V. Marqueses described the transaction as a signal of the SSS's confidence in the company's financial discipline and governance.
"From a capital markets perspective, SSS' additional investment is a clear endorsement of CPG's fundamentals, governance standards, financial discipline, and shareholder return profile," Mr. Marqueses said.
