Robinsons Land Corp. (RLC) has entered into a memorandum of understanding (MoU) with the Home Development Mutual Fund, widely known as Pag-IBIG Fund, paving the way for more developments under its RLC Residences brand to undergo accreditation for Pag-IBIG housing loans.
Announced in a statement on Tuesday, the agreement was signed on Oct. 5 and is designed to expand the number of RLC's residential projects that can be financed through Pag-IBIG, subject to the fund's accreditation process, loan approval requirements, and applicable guidelines. Because each project must still clear the fund's review, the MoU functions as a pathway toward financing eligibility rather than an automatic guarantee — making the accreditation pipeline the practical measure of how far the partnership's reach extends.
Three RLC Residences projects currently hold Pag-IBIG accreditation: Acacia Escalades Tower B, Cirrus, and Gateway Regency Studios. Six more are in the process of seeking accreditation: Aurora Escalades, Woodsville Crest, Chimes Greenhills, Radiance Manila Bay South Tower, Sierra Valley Gardens, and The Sapphire Bloc East Tower.
"Today, through Pag-IBIG's upgraded financing facilities — featuring expanded loan limits and accessible rates — we are helping bridge the gap between homeownership dreams and what families can afford," RLC President and Chief Executive Officer Mybelle V. Aragon-GoBio said. "Whether it is a condominium in the heart of the city or a house in a thoughtfully planned residential community, we want to offer more choices and make the journey to homeownership more attainable," she added.
Under the revised terms, Pag-IBIG Fund has raised its housing loan ceiling to P10 million from P6 million, according to RLC. Qualified couples who are both Pag-IBIG members may have a combined borrowing capacity of up to P20 million, subject to the fund's evaluation and applicable guidelines. The higher thresholds widen the price range of units that can sit within a single Pag-IBIG loan, with the couple provision effectively doubling the individual ceiling when both partners qualify.
The fund is also offering promotional rates until the end of 2026: 4.5% for eligible loans of up to P4.9 million and 5.75% for loans above P4.9. Both rates are fixed for the first three years.
"With this MoU, RLC brings its experience in developing residential projects and communities. Pag-IBIG Fund brings affordable and accessible home financing to millions of Filipino workers," Pag-IBIG Fund Chief Executive Officer Marilene C. Acosta said. "By combining these strengths, we can help families find homes that suit their needs, secure financing they can afford, and finally hold the keys to a home they can call their own," she added.
Cirrus, a ready-for-occupancy condominium development within Bridgetowne Destination Estate, is among the RLC projects already accredited for Pag-IBIG financing. The company said qualified buyers with approved loans above P4.9 million may be eligible for the 5.75% promotional rate, subject to Pag-IBIG's terms and loan approval requirements.
RLC also noted that qualified buyers nearing unit turnover may use Pag-IBIG financing to pay the remaining balance on their units through monthly installments, subject to approval and applicable guidelines.
RLC Residences maintains developments across Metro Manila, Cebu, Bacolod, and Davao. The near-term markers are accreditation decisions on the six pending projects, with the fund's promotional-rate window remaining open until the end of 2026.
