International Workplace Group (IWG) is planning to grow its Philippine network to 76 locations by the end of 2026, positioning itself to capture sustained demand for hybrid work as flexible workspaces are projected to represent 30% of the commercial real estate market by 2030. The Philippines has been one of Southeast Asia's most active flexible-workspace markets, underpinned by its large business process outsourcing sector and an expanding base of multinational and startup tenants.

The global flexible workspace provider is adding five new centers across Taguig, Bohol, and Cebu. At the same time, it is bringing Humanly — its dedicated workspace brand for healthcare and wellness professionals — into the Philippine market, with the first facility set to open in Aurora.

"Our move to provide purpose-designed facilities for the healthcare and wellness sector reflects how the role of flexible workspace platforms is evolving. We're past the point where these spaces are simply offices," IWG Philippines Country Head Rowena Natividad said in a statement on Thursday.

The five new locations are HQ Plaza Helena and Regus Island Central Mactan in Cebu; Regus Savya Financial Center and Regus Alveo Park Triangle Tower in Taguig; and Humanly APECO Super Health Center in Aurora. The push beyond Metro Manila into secondary cities mirrors a broader trend of companies decentralizing operations outside the capital region, with Cebu serving as the country's second-largest metropolitan economy.

Humanly's first Philippine site will be equipped with treatment rooms, therapy suites, and consultation spaces designed specifically for medical and wellness professionals.

IWG said the latest expansion reflects accelerating demand for hybrid work arrangements as companies continue to shift away from conventional office setups. The company cited market data indicating that 82% of organizations in the Philippines have already adopted hybrid work models, while approximately one-third plan to increase investment in workplace upgrades this year.

"Flexible and decentralized working is a megatrend, and it's permanent. Leading academic research points to somewhere between 30% and 40% of white-collar workers settling into this model for good," IWG Executive Chairman Mark Dixon said.

In 2025, IWG signed 1,132 new locations globally and opened 782 centers worldwide. Its international network now encompasses more than 5,000 locations across more than 120 countries, including the Philippines.
