Ayala Land says Metro Manila rail expansion to improve access to Vertis North

Listed property developer Ayala Land, Inc. expects the ongoing expansion of Metro Manila's rail network to enhance access to its 29-hectare Vertis North estate in Quezon City, which the company continues to build out for commercial, residential, and other uses.

In a statement issued on Friday, the Zobel-led company cited three transport projects — the Unified Grand Central Station, Metro Rail Transit Line 7 (MRT-7), and the Metro Manila Subway — as developments expected to improve connectivity across northern Metro Manila.

The Unified Grand Central Station is intended to link the existing MRT-3, which runs the length of EDSA and terminates at North Avenue, with Light Rail Transit Line 1 and the new MRT-7. MRT-7 is a planned 22-kilometer line connecting North Avenue to San Jose del Monte in Bulacan, while the Metro Manila Subway is set to become the Philippines' first subway system.

The 29-hectare (ha) Vertis North estate sits near the intersection of Epifanio de los Santos Avenue (EDSA), North Avenue, and Quezon Avenue. Ayala Land said the transport developments are expected to improve access to the district, which hosts office buildings, residential projects, retail establishments, hotels, and entertainment facilities.

Office developments within the estate include the Vertis North Corporate Center and the 43-story One Vertis Plaza. According to the company, the area's proximity to educational institutions such as the University of the Philippines Diliman and Ateneo de Manila University gives businesses operating there access to a potential pool of employees.

On the residential side, the estate includes Vertis Residences, a 42-story condominium project developed by Ayala Land subsidiary Alveo Land Corp. The developer said the project comprises 558 units, ranging from studios to three-bedroom configurations with floor areas of 34 to 141 square meters (sq.m.).

Vertis North is also home to the Seda Vertis North hotel and Solaire Resort North, the latter operated by listed gaming company Bloomberry Resorts Corp.

Ayala Land said the combination of office, residential, retail, hospitality, and entertainment components forms part of its strategy to establish Vertis North as a mixed-use business district in Quezon City. The company did not provide updated investment figures, occupancy rates, or projected financial contributions tied to the transport infrastructure projects.

The estate is part of Ayala Land's broader expansion of mixed-use developments in northern Metro Manila. In May, the company said it was developing the 11-ha Cloverleaf Commercial Hub in Balintawak, Quezon City. The hub forms part of the 27-ha Cloverleaf estate, which is accessible through EDSA, the Metro Manila Skyway, and the North Luzon Expressway via the Balintawak-Cloverleaf Interchange.

As the three projects advance, construction milestones on the common station, MRT-7, and the subway — along with any updated Ayala Land disclosures on leasing and occupancy — remain the points to watch for how the new links factor into the estate's build-out.
