FileInvite, the secure document collection platform built for complex lending and financial services workflows, has announced the official launch of a fully rebuilt platform designed for the multi-party document workflows that define SBA lending, commercial real estate, and other complex commercial lending. The announcement was made at the NAGGL Annual Conference — the annual gathering of the National Association of Government Guaranteed Lenders, the trade association for SBA lenders — and marks a shift for the company from general document collection to serving as the operational backbone of the full lending document lifecycle.
The launch comes as SBA lending grows more documentation-intensive. According to Coleman Report, the median SBA 7(a) loan — the SBA's flagship small-business loan program — now takes 21 days to fund after approval — a 31% increase since fiscal year 2024 — driven by more documentation, closing conditions, and third-party work. With the SBA introducing another round of tighter underwriting requirements for fiscal year 2027, lending teams are being asked to collect, verify, and track more documents across more parties on every loan.
ドキュメントワークフローに組み込まれたコラボレーション
At the heart of the launch is Invite Sharing, a new capability that lets separate organizations work from a single, shared document request. Multiple teams see the same requests, the same documents, and the same real-time status, removing the need to forward attachments, re-request files, or reconcile two versions of the same loan file. The originating lender stays in control of the invite, and every upload, review, and approval is captured in one timestamped audit trail that supports SBA and regulatory compliance requirements.
The capability is built for the partnerships that complex lending depends on: banks and SBA 7(a) lending; LSPs and CDCs (Certified Development Companies, the SBA-certified entities through which 504 loans are delivered) coordinating SBA 504 loan packages; lead lenders sharing files with loan participants; brokers handing off complete borrower files to lenders; and lending teams working alongside outside counsel through closing.
Invite Sharing can also be extended to third parties that are not yet using FileInvite, such as attorneys, LSPs, third-party lenders, and guests. These participants receive a simple, secure login to view the checklist and access documents from one dashboard.
より大量かつ複雑な融資に対応する再構築プラットフォーム
The new FileInvite is the result of a complete re-platforming of the company's technology. The two-year rebuild gives enterprise teams a faster, more reliable experience at the volume and complexity at which lenders operate, and creates the foundation for new capabilities.
One of the biggest factors driving customers to migrate to the new platform is the ability to close loans faster by getting documents earlier, thanks to enhanced reminder strategies and improved delivery of email and SMS.
In addition to multi-party collaboration, the platform features AI-assisted smart matching workflows, recurring invites for loan servicing, and a redesigned template library.
AI smart matching uses document classification and data extraction to identify what has been submitted, automatically mark it as received, and route each file to the right place. The result is faster processing, fewer mismatches, a secure and intuitive borrower experience, and a cleaner loan file from submission through review.
For teams managing loan servicing, the new calendar-scheduled recurring invites feature replaces the hours of follow-up phone calls and emails that remain necessary even when using a legacy "tickler" system. Recurring invites automates the document requests that teams send on the same schedule, every year, to the same borrowers, keeping loans compliant while providing an immutable communication log.
The template library was rebuilt from the ground up with category and subcategory organization by loan type. Users can select multiple templates at once to assemble a complete loan package with role-based access controls.
機密性の高い個人情報を扱う規制産業向けの設計
FileInvite continues to support high levels of privacy and security, including SOC 2 Type II and GDPR compliance, with encryption in transit and at rest, role-based access controls, multi-factor authentication, and full timestamped audit trails for every upload, review, and approval. The platform is built to handle sensitive financial data at scale and to stand up to regulatory and audit scrutiny.
"Document collection in complex lending has always been a team sport, but the tools haven't treated it that way," said James Sampson, CEO of FileInvite. "Every deal involves multiple organizations asking the same borrower for overlapping documents, and the cost of that shows up as delays, rework, and compliance risk. We rebuilt FileInvite from the ground up so every party on a loan can work from the same request, the same documents, and the same audit trail. This launch is about more than new technology. It's about removing the friction between lenders and the partners they close deals with."
Mark Abell, SVP and SBA Division Leader at PB&T Bank, said the platform has eased coordination across the many parties involved in the bank's loans. "Our loans involve a lot of parties, and keeping everyone working from the same set of documents used to take constant follow-up. The new FileInvite platform gives our team and our partners one place to see what's been received and what's still outstanding, and the move to the new platform has been smooth for our team and our borrowers. Specifically, the ability to ask or answer a question about a specific document, with that comment embedded right alongside it, has been spectacular. FileInvite was built around how loan servicing actually works day to day, and that's something I find genuinely unique."
The next external checkpoint is already on the calendar: the SBA's tighter underwriting requirements for fiscal year 2027, arriving on top of the same multi-party document workflows the rebuilt platform is designed to coordinate.
