Ripple partnering with Cryptescrow to bring crypto payments to high-value real estate closings
Homebuyers holding cryptocurrency may find it easier to finance property purchases thanks to a new partnership designed to bridge digital assets and traditional real estate closings. Cryptescrow, a real estate settlement company, announced a strategic partnership with Ripple on October 22, leveraging the blockchain financial technology company's experience serving businesses and institutional clients.
Under the model described in the announcement, Cryptescrow converts cryptocurrency into US dollars for property purchases, while sellers, developers, title companies, and other closing participants continue working with traditional funds. This approach is designed to support large transactions while maintaining compliance, transparency, and security throughout the closing process.
This arrangement focuses on buyers with substantial cryptocurrency holdings that can be exchanged or used for payments.
Cryptescrow founder and CEO John Ioannou Jr., a real estate lawyer, stated:
"Ripple has spent years working on bridging blockchain technology with traditional financial systems. Real estate is a natural next step for this infrastructure, especially given that more and more buyers want to use digital assets without forcing all other closing participants to change their usual way of working."
Conversion model already tested in a $4.2 million deal
An earlier transaction demonstrates how the conversion model works in practice. A First American Title policy-issuing agent — a title company authorized to issue policies on behalf of the insurer — closed a $4.2 million residential property purchase in which the buyer used Cryptescrow's conversion process, the company reported on August 10. This transaction occurred before the Ripple partnership, meaning the conversion model had a completed precedent even before the collaboration was announced. The service is offered to such agents as an optional product, and they independently assess its suitability for specific transactions.
In September, Cryptescrow also announced a partnership with cryptocurrency exchange Kraken to gain access to trading infrastructure for luxury and commercial real estate transactions. This arrangement uses Kraken's professional trading desk to support large conversions. Thus, the partnerships with Kraken and Ripple provide Cryptescrow with two announced institutional relationships aimed at supporting high-value transactions.
Ripple's broader initiatives in real estate and payments
The Cryptescrow partnership fits into a broader set of Ripple initiatives connecting digital assets with traditional financial infrastructure — from tokenized property records to cross-border settlements and institutional custody.
Ripple's involvement in real estate began before the Cryptescrow partnership through its collaboration with tokenization infrastructure provider Ctrl Alt in Dubai. In July 2025, the companies partnered to provide custody for tokenized property title deeds issued on the XRP Ledger as part of the Dubai Land Department's project.
By February, the Dubai initiative had evolved to controlled secondary trading of tokenized properties, allowing eligible assets to be resold. This project concerns digital records of property ownership and their trading, while the collaboration with Cryptescrow addresses funding traditional purchases with cryptocurrency.
Outside of real estate, Ripple's settlement collaboration with Bitso targets liquidity between the dollar and the peso using stablecoins. This initiative focuses on institutional payments along the US-Mexico corridor, expanding the company's efforts to integrate digital assets with traditional currencies.
In a separate development, Standard Chartered opened custody support for Ripple USD (RLUSD) on the XRP Ledger on October 12. Eligible institutions can protect the token backed by the US dollar through the bank's digital asset custody service. As the Cryptescrow partnership rolls out, new transactions completed through its conversion process will provide further examples of how this model handles high-value closings beyond the $4.2 million precedent.
